The Process from start to end & in between..
(The following is a brief description of the design process at Wild gecko, some projects may only require 1 or 2 steps others may require all of the steps and more!)
Step 1. Wild Gecko will consult with you (normally on site). From this first consultation. We will then prepare and present a design brief and fee proposal to you for approval.
Step 2. Once step 1 is approved we will then begin the concept process, this includes research on the property, measuring any existing buildings and obtaining existing plans from councils. We will then design the concepts and present any number of concepts (dependent on the fee structure). The Concepts will generally consist of site plans, floor plans, elevations and if required 3D images and rendered drawings.
Step 3. Developed Design - Once a concept has been accepted the design will be developed further with more technical detail and planning requirements added. These drawings are normally used in a pre application meeting at the local council to double check the compliance with the Resource management Act and Council Planning/Building controls. From this pre application meeting it will be confirmed if a resource consent is required for the project (and yes you can attend all meetings at the council if you choose). If the design complies with the council district plan rules and the RMA then a resource consent is not normally required.
Step 4. Resource Consent Application (dependent on Step 3.) Wild Gecko will prepare the drawings and reports required for the resource consent application and consult with specialists as required. We will lodge the application with the council and liaise with council experts to obtain the resource consent. We will obtain fee quotes from all consultants prior to engagement o there are no hidden surprises.
Step 6. Working Drawings - Working Drawings are the "Plans & Specifications" for obtaining a building consent and for general construction but usually do not contain the finishing details like Kitchen, Bathroom & Ensuite desgin. The structural engineering (Specific Beams & Foundations if required) will be itegrated into the Plans and the plans will also reference to the structural details provided by a structural Engineer. Plans can range from 3 sheets of A3 Plans to 100 Sheets of A1 Plans depending on the project.
Step 7. Construction Drawings - These drawings are often the building consent documents accompanied by by internal fit out drawings for kitchens & bathrooms or exterior plans for landscaping. They can also include detailing that was not required for building consent but will be required by the builders.
Step 8. Contract Administration - When the plans are done most likley you will require a price to build, there are several ways and means to do this be it A Closed tender, Fixed Price Contract, Labour Only. Wild Gecko can evaluate the prices, quotes & tenders and negotiate the contract along side you. Once construction begins the administration of the contract can involve lengthy claims by contractors which need to be certified for payment. The main purpose of this is to have a clear process of checking and paying for only what has been built, this safeguards against forward paying contractors who may "just disappear"
Step 9. Build your project - Wild gecko can be on hand to do weekly site visits to answer any questions that you or the contractors may have along the way, also to make sure the standards and expected qualitys are adheared to.
